Florida Condo Buyer Checklist: Documents, Reserves, Inspections, and Assessments

Buying a condominium means evaluating both the unit and the association responsible for shared property, finances, rules, and long-term building obligations.

Read the governing documents

Florida DBPR’s condominium purchasing guide identifies documents such as the declaration, articles of incorporation, bylaws, and the frequently asked questions and answers sheet. Review restrictions that affect pets, leasing, parking, renovations, guests, vehicles, and use of the property.

Review association finances and reserves

Ask for budgets, financial statements, reserve information, recent meeting minutes, pending or planned assessments, insurance information, and known major projects. DBPR describes a structural integrity reserve study as a planning tool addressing funds needed for future major repairs and replacement of structural elements.

Understand inspection and building obligations

Depending on the building, milestone inspections, reserve studies, repairs, and funding decisions may affect future costs. Verify which requirements apply to the particular condominium rather than relying on general statements.

Separate unit coverage from association coverage

Ask an insurance professional and the association to explain which building components are insured by the association and which responsibilities belong to the unit owner. Also evaluate flood exposure and deductibles that may create shared costs.

Confirm approval and lifestyle requirements

Association applications, interviews, fees, minimum lease periods, age restrictions, pet rules, and other requirements can affect whether the property works for the buyer’s plans.
