Florida Hometown Heroes: Mortgage Help, Eligibility, and Current Program Information

Florida Hometown Heroes is a Florida Housing Finance Corporation homebuyer program designed to help eligible, income-qualified buyers in qualifying workforce occupations purchase a Florida primary residence. When funding is available, the program combines a qualifying first mortgage with assistance that may be used toward eligible down payment and closing costs.

The program is not a simple grant and it is not automatically available to every buyer, occupation, lender, or property. Funding, occupation requirements, income limits, loan limits, credit standards, documentation, property eligibility, and lender participation all matter.

Current funding status: verify availability before relying on the program

As of August 11, 2026, Florida Housing reports that the $50 million 2025 to 2026 Hometown Heroes allocation was fully committed on February 20, 2026 after assisting more than 3,000 Florida families.

That means buyers should not assume that a new Hometown Heroes loan reservation is currently available simply because program information, occupation lists, or loan limits remain published. Ask a participating lender whether reservations have reopened, whether a new allocation has been announced, or whether another Florida Housing or local assistance program may fit the purchase.

What Florida Hometown Heroes is intended to provide

The program is intended for eligible, income-qualified homebuyers in qualifying Florida workforce occupations who are purchasing a primary residence and who satisfy the applicable first mortgage and program requirements.

When available, Hometown Heroes pairs a qualifying first mortgage with down payment and closing cost assistance. Buyers must still qualify for the first mortgage and the complete transaction.

How much assistance may be available

Florida Housing currently describes Hometown Heroes assistance as up to 5% of the total first mortgage loan amount, with a published minimum assistance amount of $10,000 and a published maximum of $35,000.

The final amount depends on the first mortgage, program limits, available funding, and the approved transaction. Buyers should use a complete cash-to-close estimate rather than assuming that the advertised maximum will apply to their purchase.

The assistance is a deferred second mortgage, not a free grant

Hometown Heroes assistance is structured as a separate 0% interest, non-amortizing, 30-year deferred second mortgage recorded against the home. No regular monthly payment is required on that second mortgage while the deferral conditions continue to be met.

Deferred does not mean forgiven. The balance remains attached to the property and must eventually be repaid.

When the second mortgage becomes due

Florida Housing states that the unpaid Hometown Heroes balance becomes due and payable when the property is sold, the first mortgage is refinanced, the deed is transferred, the borrower no longer occupies the home as a primary residence, or the second mortgage reaches maturity.

A future sale or refinance therefore needs to account for the remaining Hometown Heroes balance. Buyers should keep the second mortgage documents with their permanent home records.

Who may qualify

The program uses an official eligible occupation and employer guide. Buyers should verify their exact position, employer, and current occupation requirements rather than assuming that a similar job title automatically qualifies.

Occupation is only one part of eligibility. The buyer must also satisfy applicable first-time homebuyer rules, income and maximum loan limits, first mortgage underwriting, credit, debt-to-income, employment, documentation, property, occupancy, education, and participating lender requirements.

Income and loan limits vary by county and can change when Florida Housing publishes a new schedule.

How a buyer uses the program

Buyers do not receive Hometown Heroes money by submitting a simple grant application directly to Florida Housing. The process begins through an approved participating program lender.

The lender reviews the borrower, proposed property, first mortgage program, current Hometown Heroes requirements, available funding, and supporting documentation. Approved homebuyer education may also be required.

Before planning a purchase around Hometown Heroes, ask a participating lender to confirm the current funding status and explain how the program fits the complete financing plan.
